Survey. Manage. Build.

St Clair Property Services provides practical property inspections, reports, project support and building services across Yorkshire.
Whether you are buying a property, planning repairs, reviewing contractor quotes, organising refurbishment works or needing a clearer understanding of a building issue, we help you make informed decisions before committing time and money.
Our services are built around three clear stages:
Survey. Manage. Build.
Our Survey services help homeowners, buyers, landlords and property investors understand the visible condition of a property, building issue or proposed project before committing to repairs, purchases or larger building works.
We provide practical, easy-to-understand reports and schedules based on visible inspection, construction knowledge and real site experience. Where suitable, reports may include photos, notes, likely risks, repair priorities and recommended next steps.
Services include:
Buyer property inspection reports
Roof surveys and drone roof surveys
Damp and mould inspection reports
Snagging inspections
Quality and poor workmanship inspections
Schedules of works
Property condition reviews
Pre-refurbishment inspections
What to expect:
You send details of the property, issue or project.
We confirm the most suitable inspection or report type.
Where required, we arrange a visit or review the information provided.
You receive clear findings, photos where relevant and practical next steps.

Our Manage services support clients who need help turning property issues, inspection findings or planned improvements into clear next steps.
We can assist with schedules of works, contractor quote reviews, quote request packs, works coordination, progress checks, site notes and practical advice before or during a project. This helps reduce confusion, missed items, poor communication and unexpected costs.
Services include:
Project support and works planning
Contractor quote reviews
Quote request packs
Works coordination
Progress checks
Site notes and photo records
Practical advice before agreeing works
Support with remedial works and refurbishments
What to expect:
We help clarify the scope of work.
We review information, quotes or reports where available.

We help plan realistic next steps before work is agreed or instructed.
Our Build services cover residential refurbishments, extensions, alterations, remedial building works and property improvements.
We can support projects from early advice and planning through to practical delivery, using trusted trades and clear communication. Follow-on works are only carried out where separately agreed, so clients receive advice first before deciding how they want to proceed.
Services include:
Refurbishments
Extensions and alterations
Remedial building works
Property improvements
Repairs linked to inspection findings
Preparation works
Coordination of trusted trades
Completion and quality checks
What to expect:
We discuss the property, issue or project.
We confirm whether the work is suitable for us to support.
We agree the scope before any works proceed.
We keep communication clear from planning through to completion.

Drone surveys are a practical way to inspect roofs, chimneys, gutters, high-level elevations, hard-to-reach areas and wider property layouts without immediately relying on ladders, scaffolding or access equipment.
Using high-quality aerial photos and video, we can help identify visible roof defects, storm damage, slipped or missing tiles, blocked gutters, roof condition concerns and areas that may need closer inspection or repair.
Drone imagery can also help clients view the wider land layout around a property, including gardens, outbuildings, access routes, parking areas, extensions, neighbouring features and visible boundary lines such as fences, walls and hedges.
Where helpful, aerial images can be reviewed alongside available Land Registry title plans or site information to help clients better understand the apparent layout of the property and any areas that may need further checking before works, purchases or boundary-related decisions are made.
Drone surveys can help with:
Roof condition checks
Storm damage inspections
Slipped, cracked or missing tiles
Gutter, fascia and chimney checks
High-level external defects
Pre-purchase property checks
Land and garden layout images
Outbuildings, access routes and parking areas
Visible boundary reference checks
Land Registry title plan comparison support
Progress photos for building works
Before and after records
Insurance or contractor evidence
Drone surveys are visual inspections only. Boundary lines shown on aerial images, fences, walls, hedges or Land Registry title plans should not be treated as legal boundary confirmation. Where a boundary issue is unclear or disputed, further checks may be needed through the Land Registry, a boundary specialist, surveyor or legal adviser.
